Sundance Mesa has a volunteer Board of Directors and an Architectural Control Committee.  Homeowners are bound by declared Covenants and Restrictions, designed to preserve the natural beauty and enhance the environmental quality and economic values of our community.  Below are lists of key responsibilities of the Board and ACC.

Board of Directors Key Responsibilities

  • Ensures that requirements stipulated in the Articles of Incorporation and Bylaws are addressed and followed.
  • Establishes policies and procedures as needed for situations not specifically addressed in the Articles of Incorporation and the Bylaws.
  • Interfaces with external neighboring entities such as LaFarge (our gravel mining neighbor), Santa Ana Pueblo, Bureau of Land Management.  This interface extends to other local homeowner's associations to establish cooperative relationships and resolve problems.
  • Conducts the annual homeowner's meeting and determines the operating budget for the Association.  Determines annual dues assessment and collects association funds.
  • Manages annual budget and directs and funds such work as is necessary and beneficial for the betterment of the community.
  • Produces and distributes an annual membership directory, periodic newsletters, and any other informational publications that serve the needs of the membership; sponsors/hosts periodic events of benefit to the community.

Architectural Control Committee Key Responsibilities

  • Following the standards spelled out in the Comprehensive Declaration of Covenants, Conditions and Restrictions (CC&R's), works with builders and property owners to help ensure that homes are built consistent with the CC&R's.
  • Works with homeowners both during and after the building process to ensure the maintenance of attractive high-quality properties throughout the neighborhood.
  • Is required to approve any improvement or alteration to a house or property that affects the outside appearance.
  • Can become involved in issues that continue to violate the CC&R's after neighbor-to-neighbor attempts to resolve a problem have failed.
